Structural Inspection:
The structural inspection is a comprehensive look at all of the home’s structural, mechanical (heating and cooling), electrical, and plumbing systems completed in accordance with the American Society of Home Inspectors (ASHI) standards of practice. A 150 + point checklist is used in the field as a guideline to create a professional report. In the structural inspection we include a pest inspection, where structural systems are thoroughly checked for evidence of termite and other wood eating pest. Attics and crawl spaces are investigated for evidence of nuisance animals such as mice, rats or bats. Also, a unique “building envelope” analysis is reported to give an indication of the homes relative energy efficiency.

Radon Gas Test:
Radon is an invisible and orderless radioactive gas which occurs naturally from decaying uranium underneath Earth’s surface. Radon gas rises through the soil and seeps through cracks, holes, and drain pipes in the foundation or basements of buildings. According, to the EPA, 1 out of every 15 homes in the US have high levels of radon gas. Test conducted at time of home inspection. Results typically in 2 weeks.

Water Quality Tests:
Coliform/ E. Coli Bacteria Package:
This test will check for coliform bacteria and e. coli. This is the recommended minimum water test.

Heath Hazards Package:
This test will check for bacteria (total coliform/e. coli), nitrate (caused by runoff of fertilizer/raw sewage), lead and copper (caused by plumbing leachate), and fluoride.

Routine Physical and Chemical Package:
This test will check for color, odor, turbidity, pH, conductivity, alkalinity, hardness, nitrate, iron, manganese, chloride, and sulfate.

This test will check for bacteria, nitrate, nitrite, lead, iron, manganese, sodium, pH, Hardness, alkalinity, and turbidity.

Well Water Flow:
This test is used to determine flow sufficiency of a private water system.

Mold Test:
One mold test is needed for each indoor area of concern. Initial results typically in 48 hours.

Septic Dye Test:
A tool used to help determine whether or not the water or moisture you see in the yard is from your septic or sewer system. This is not a test that fully determines if a system is satisfactory but an aid to determine if you need to contact a specialist. Results typically in 1-72 hours.

Lead Test for Paint and Dust:
Although the use of lead based paint was banned in 1978, according to (HUD) 75% of all private housing built before 1978 contains some lead paint. Lead dust is the most common source of lead exposure. Scraping, Painting, remolding, and renovations can create paint dust, and if planned, testing should be completed. Results typically in 2 weeks.

Feasibility Study:
This is an exclusive package that will assist you in determining the feasibility and potential cost of upgrading a home you are considering purchasing , or maybe a home you already own.
With the recession and banks tightening their lending practices, an economical home requiring “a little TLC” may be a worthy option. Marra Engineering will conduct a walk through of the home with your wish list of a 3rd bedroom or 2nd bathroom and determine if it is possible and provide a construction estimate for the work.
A written summary including cost estimates will be provided.
